Vacation-rental investments
Evaluate your St. Augustine vacation rental with people who actually own and operate them.
Have a property in mind? Send us the address and we’ll run the numbers the way we would if we were buying it ourselves — rental potential and financing scenarios — then walk you through what we found. Still looking? Tell us that instead, and we’ll talk about what makes a St. Augustine property work as an investment.

Why we’re qualified
We don’t just finance investment properties. We own and operate St. Augustine vacation rentals ourselves.
Most financing conversations about a short-term rental happen between people who have only ever seen the spreadsheet. Ours happen between people who also run the properties — bookings, seasons, cleaning turns, repairs and all.
The financing side
As a mortgage brokerage we compare investment-property programs across a range of lenders, including options that look primarily at the property’s expected rental income. We explain what each path asks of you and what it costs, in plain language.
The owner-operator side
We own and operate vacation rentals in St. Augustine today. That means the review you get is grounded in how these homes actually book, what they cost to run and what the market rewards — not in a generic projection.
One conversation, both perspectives. You bring the property; we help you see the whole picture before you move forward.
Our St. Augustine rentals
Homes we operate in St. Augustine today.
A few of the homes our team owns and operates as rentals at Vilano Beach, on the St. Augustine coast — each a short walk from the Atlantic. They are not for sale — they are where the experience behind every review comes from: what these properties book, what they cost to run, and what the market rewards.

Rental performance varies with the property, the season, the operator and the rules that apply to it. What we bring is the operating experience to judge a property realistically — never a promise of what any property will earn.
How it works
Three steps, one clear picture.
No application to complete and no tool to learn. You share the property; our team does the work and talks you through it.
Send us the property
Share the St. Augustine property you’re considering — an address or a listing link — and how to reach you. A property you are only thinking about is fine.
Our team reviews it
We look at the opportunity from both sides: the property’s potential vacation-rental economics and the financing picture around purchasing it.
We walk you through what we see
A plain-language conversation about what looks promising, what gives us pause and what to look into next — so your decision is a more informed one.
What the review considers
- Potential vacation-rental revenue, based on available information
- Financing considerations for an investment property
- The overall investment picture — costs, operation and fit with your plans
Actual financing terms are discussed with you by a licensed member of our team, subject to qualification and underwriting.
Common questions
What people ask before sending a property.
Straight answers about how the review works, what it does and does not promise, and how financing a short-term rental fits in.
How does the property analysis work?
You send us the St. Augustine property you are considering along with your contact details. A member of our team — not an automated tool — reviews it from two angles: its potential as a vacation rental, drawing on our experience operating short-term rentals in St. Augustine, and the financing picture around purchasing it. We then walk you through what we see in a plain-language conversation.
Do I need to be under contract, or can you review a property I am only considering?
A property you are only considering is exactly the right time to ask. Most people find the review most useful before they make an offer, while there is still room to decide. If you are already under contract, we can review it just the same.
How reliable are vacation-rental revenue projections?
Any projection is an estimate. Ours are grounded in how comparable St. Augustine rentals actually perform and in our own operating experience, but rental income depends on the property, its condition, its management, the season and the market. Projections show what a property may be capable of; they are not a guarantee of what it will earn.
Can a short-term rental investment property be financed?
Often, yes. Investment-property financing is available through a range of programs, including options that look primarily at the property’s expected rental income rather than only at your personal income. Which programs may fit, and on what terms, depends on you and the property and is subject to qualification and underwriting — a licensed member of our team will discuss the specifics with you.
Is Boom Mortgage acting as my real estate agent?
No. Boom Mortgage is a mortgage brokerage. We do not list, sell or broker real estate, find properties or negotiate purchases. You choose the property; we help you understand its financial picture and the mortgage financing available for it. The homes pictured on this page are from our own portfolio and are not offered for sale.
What does the analysis cost?
The review is complimentary for prospective financing clients. There is no obligation, no application and no credit pull to start — it is a conversation with people who know this market from both sides.
