Questions
Straight answers about the mortgage process.
You are not supposed to be a mortgage expert. These are the questions people ask us most, answered without the jargon.
What happens after I request a quote?
A Boom Mortgage professional reviews your request and reaches out to learn what you are planning — the kind of property, the timing you have in mind, and how your income and finances are set up. From there we can talk through which options are worth a closer look. It is a conversation, not an application.
What information do I need to get started?
For the first conversation, very little: your name, a way to reach you, and a general sense of what you are trying to do. Documentation comes later and depends on which direction you take. We will tell you exactly what is needed when it is needed, rather than handing you a list on day one.
What is the difference between prequalification and preapproval?
Prequalification is an early estimate based on information you share about your income, assets and debts. Preapproval goes further: a lender reviews documentation and your credit before issuing a written decision, subject to conditions. Preapproval generally carries more weight with sellers. The exact terminology and process vary between lenders, so it is worth confirming what a specific letter actually represents.
Do I need perfect credit to explore my mortgage options?
No. Credit is one part of a larger picture that also includes income, assets, the property and the loan program. Different programs weigh those factors differently, which is exactly why it is worth having the conversation rather than assuming the answer.
How long does the mortgage process take?
It varies, and anyone who gives you a fixed number without knowing your file is guessing. The timeline depends on your circumstances, the property, the loan program, how quickly documentation comes together, underwriting, and third parties like appraisers and title companies. Once we understand your situation, we can give you a realistic sense of what to expect and tell you when something changes.
Can Boom Mortgage help with a unique financial situation?
Often, yes. Alongside conventional and government-backed programs, we work with Non-QM options built for borrowers whose finances do not present neatly under traditional guidelines — self-employed income, business ownership, investment property, or a past event still on the record. Tell us how your finances actually work and we will tell you honestly whether we see a path.
What does a mortgage broker actually do?
As a brokerage, Boom Mortgage arranges financing rather than lending on its own balance sheet on every transaction. We review your situation, compare programs across the lenders we work with, explain the terms in plain language, help assemble what underwriting needs, and manage communication between everyone involved through closing. In practice, our job is to do the comparison shopping and the coordination so you do not have to.
How do I know which loan type is right for me?
Usually a few questions narrow it quickly: where the property is, how you are paid, how long you expect to hold the home, and what you have available up front. Some programs rule themselves out immediately. The remaining ones deserve a side-by-side look at cost over the time you actually plan to keep the loan — not just the payment.
What happens in the weeks before closing?
After your offer is accepted, the file moves into processing and underwriting while the appraisal and title work run in parallel. Underwriting may ask for additional documentation — that is routine, not a warning sign. You will receive a Closing Disclosure before closing outlining your final terms and costs, and we will walk through it with you.
What costs should I plan for beyond the down payment?
Closing costs typically include items such as lender fees, title and settlement charges, appraisal, recording fees, and prepaid amounts for taxes and insurance. The specific figures depend on your loan, your property and your state. You will receive a Loan Estimate that itemizes them, and we will go through it line by line so nothing on it is a surprise.
